So I bought an inhabited duplex with FHA financing intending to get both sides to leave so I could renovate both sides.

I borrowed 10k from a family member for an undetermined 'investment' on a two year payback, and shortly after stumbled across a four family I bought on an FHA 203k. 

We bought a flip January 17th and finished it and put it on the market last month.

Though there will be many factor that underwriting (and any good mortgage banker) will look at - when was the property bought, was it bought as primary and then switched to investment, how long as it been an investment, how far is it from the new property, it is nice then the new property that you want to buy, etc.The point been that the new purchase needs to pass the smell test.

Just bought a house with a converted garage and had it inspected and permitted by the city to rent for less than 500 dollars.

What if I bought a property in in 2016 and and improved it over the last 3 years - and mid process it was designated an opportunity zone? 

Unfortunately there is no gain as I bought it in 2006 in Florida. 

We almost used them when we were thinking about tearing down an existing home we bought.

I just bought this desktop PC July 2017 as well, and I have a laptop that I use too.

Plus it will have to be bought for cash as banks won't loan on those low purchase points.
