Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

You'll potentially have repeat renters that come down winter after winter and rent for two to three months (or longer) at a time.

In my experience, it has something to do with the position of the planets, whether we're closer to the winter or spring solstice, and if the date is even- or odd-numbered.

During a winter snowstorm / mix storm over the past day or so, which included snow, wind, and rain, another branch fell through the same vehicles windshield.

They won't allow us to even turn on the water (it is winterized).

The torn up cushion you mentioned - if it is leather or vinyl or something like that probably need to get a furniture/vinyl repair person in which involves scheduling, same thing with motor going bad in a hot tub, or other similar things.
