There is a trade off...Using a buyers agent can be a benefit (especially for a newer investor) because they have their own representative in the game.

Their 'contractors' are not necessarily skilled in the trades and if they can't fix something or it costs more to fix than they determine to replace, per the agreement they only need replace with "contractor grade" items - not like items.

Often contractors fluff because they have not worked with you before, afraid the job won't be ready for them, other trades undoing ect… when you can address his concerns, they go along way.

., the deal won't fall apart if I decide to take the weekend off or spend the day at the park with my family).For me, a deal has to (at minimum) meet those criteria for it to be considered a "good" deal.I'm not saying I'd never do a less where the criteria didn't come in less than that, and I'm not saying that I wouldn't trade some aspects of the deal for others (for example, taking on more risk for a small amount of time for the opportunity at greater profit).Just my $.02...
