Have the realtor setup to email you RE that meets your criteria.

I would not expect most tax lien lists to supply whether there is a mortgage or not.Generally Is it a lot less risk purchasing a lien when the owner is another municipality ??

Between the taxes, poor building administration, heavily tenant-skewed laws, low influx of new residents, high supply and plenty of other avoidable and absurd issues, you will never have a piece of mind.

You are correct as inventory is increasing, and will effect the supply/demand equation.

Jarrod, Feel free to shoot me an email or PM and I can make an intro to a couple lenders and a loan broker...we deal exclusively with out of state clients and in-state lenders...never had an issue getting funding for a deal for an out-of-state buyer...@?

There is a high demand for annual rentals, but very short supply. 

I’ve even emailed and called every single law office, title company, and account office in the area.
