Anyone who bought a house in 2015 in California for 300k and sold it for $500k in 2018 crushed it without any real ability to duplicate it.

That's roughly equivalent to the tax on  $7,000 ish capital gain.It doesn't take too much gain to make a 1031 cost effective.That is a good insight. and it raises a question I have: Can a property bought using Subject To, (taking over existing financing) do a 1031 to another property? 

My husband and I work fulltime but we have bought 4 properties in Baltimore City over the past year that we are now renting out. 

He bought the house, and I am working through my refi on my first property right now.

However I have never bought more than 4 units so I need a little help on this.

We bought a property a month ago that's only 15 minutes away and also on our way home from work. 

Hi BPs, I bought my primary res in Nov 2010 for $125k, I came to closing with  $31,744.99.

When we bought our current house we paid $134, it’s now worth around $250, 6 years later.

We bought it with conventional financing and immediately transferred it into an LLC we setup with its own business bank account and such.
