I wouldn’t want to own one much smaller than ours, there are definitely economies of scale for such a business unless you are planning to run it remotely which sounds like a real headache to me.

You're going to have to earn the trust of your lender, and not the other way around - the days of free capital are gone.If you want to invest institutionally, find a credible lender who is still lending and adapting to today's environment - I have heard that the largest lenders in the space (read, the lenders with the best rates and terms) have paused (read, stopped lending) for the next 60 days until they figure out where the economy is headed.

We self- manage, but I do see more issues creeping in with the economy in the current state -tenants not paying full rent, trying to exit early without paying last month rent etc.

I am going to use my home market, Twin Cities, which is the 3rd largest economy in the entire Midwest, 2nd only to Chicago and Detroit, with projections of over-taking both in coming years to solidify #1 spot.
