Unless you want to spend 10s of thousands  move on . 

My only recommendation to you right now is to spend the money upfront to be protected and enter this deal with eyes wide open.

I don't want to spend money nor waste anyone's time if the cost would be prohibitive for me. 

Asking price is $540K and our review and financial analysis shows an expense ratio between 30 to 35% and that the NOI will come in around $57K.

You can spend waste a lot of time on these.I would try to find a probate investor in your area who knows the process. 

You want this under contract prior to spending this type of time and effort on this property.

You may try doing some more reading on here or checking out one of the webinars to learn a little more about owning rental property; figuring out your cost basis is pretty basic stuff, and you want to have that down pretty solid before you start spending money.
