Not trying to scare you but give you reality to think about so you can have peace of mind.

The reality is we are still in a people business and I wanted to stress the situation could potentially be de-escalated with a conversation.

TBM I much larger or of course you could get a Pilatus and take everyone and the kitchen sink.

well one is reality.. you spend all the time and energy to raise say 5 million dollars.. and now for nothing more than Hey I need my money back you then have a run on the bank.if the GP had 5 million dollars there is no reason to go out and raise it.. 

The level of crazy-cheap that the builders of these places sink to make the risks skyrocket.

He didnt factor his own OH/profit either so it was in reality more per foot.
