My advice would be to look at an area not too far from you (since flips are a lot more time intensive) that has very low inventory of homes for sale (this means homes typically sell quicker).

I flip all my deals to cash buyers, if there’s ever a case where We have to analyze a deal for an investor that’s getting a loan then we’ll go that direction, but I flip to cash investor for quicker turnaround time for us.

Pros: much quicker than conventional, can invest through an LLC, more flexible requirements, no income or personal DTI requirement, no tax returns required, no limit or a higher limit of loans you can have outstanding (not capped at 10 properties) etc.

It worked...while the first couple took a really long time, the rest were pretty quick and easy...My recommendation is to always think of it as a business, and each house should be done in a way that makes all future houses easier, cheaper, and quicker... 2.
