Since your tenant isn't responding, it might be time to consider more formal steps.

While cities, as a whole, are also able to change rules, typically those take far more time, and allow for more people to share input first.  

I totally get wanting your time back with the family—it's a huge motivator for many of us.

Hey, I recently bought my first rental property in Polk County it doesn’t cash flow enough for me to have a property manager so I would have to manage this myself for the time being, however in about 6 months I would want to get a HELOC on the property and use that as a down payment on maybe a multi family and then rinse and repeat, I was wondering if this sounds reasonable or would I have to do something else thank you so much 

The tenant was supposed to be gone by September 30, but they are still the property requesting additional time to move.

I am getting conflicting offer of home owner insurance by one broker and State Farm agent telling me home owner insurance is for primary residence, not for rental property.

I do currently own one long-term rental property and I'm excited to grow that portfolio.  

In retrospect, I wish I had been a bit more patient and pursued a multi-family option to take advantage of house hacking.As a newcomer to this field, I’ve been following the BiggerPockets forums and podcast for quite some time now.
