So, if you’re focusing too heavily on meeting or exceeding the 2% rule, there’s a good chance that you’re going to end up investing in bottom-of-the-barrel markets with little to no equity growth (other than through loan amortization).

There is major mold growth as well which would require more than a anti- microbial agent to take care of.

And as stated one Guru was adamant that wholesaling was not the answer their focus was simply on Fix and flip to retinal or fix and hold for long term growth.. they also sold no homes or anything else.. but they did charge that's for sure..

There is a lot of growth in that area.  

If the market shoots up, you gain equity and rent growth, you can cash out refinance to buy more or save up the extra cash flow to invest when the market softens.

We're in a great industry for growth, good salaries, and perks.

Some offer better cashflow like Tennesee but remember that TX and CA offer better long term equity growth.

You have a new asset in a nice suburban area where appreciation and  rent growth look to be strong contenders.It's like apartment  buildings.

The response when people hear how much skin I have in the game ($25k but will probably increase that this year to grab some additional growth coaching) with my education investment has been overwhelmingly positive.

Now I am looking for something that I can do using my brain than my muscle, to help support my family.
