It is a very old home from the late1800's but was renovated last in 2007.  

I replaced my own last year and had an HVAC contractor come handle the start up.

Cash flow is harder to get in that market because the prices have gone up A LOT in the last couple years.

Step Four:Contact a local Real Estate Broker and ask them to give you a list of all the houses in that neighborhood that have sold for cash within the last couple of years (these will typically be cash investors).
