Hi @Surender Singh, You have held the property as rental property long enough to demonstrate that you had the intent to hold for rental purposes, so your 1031 Exchange should be fine at this point in time.  

If you can spend just a moment in time around him, you would see that the extreme measures of chaining him up or locking him in a box will probably turn him into exactly what you are worried about.
