I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts.

The "fortunate" (insert better word) news for investors in these deal sizes is that the same legal fee prisoner's dilemma influences the suit risk after things go sideways or south.  

I also interview the agents via phone I am referring to, to make sure that they are motivated and qualified to help my referred clients.
