Very likely neither party will qualify on their own.

This way your portfolio stays fresh, non-taxed, and productive.I have clients who have done upwards of 30 1031 exchanges in a given year - all on properties they had owned for at least a year. 

Once again, if you ask 10 people for their investing criteria you'll get 10 answers, but over time you'll develop your own criteria based on what's a good deal for you in your particular market.

I am looking to expand my network of investors and real estate agents in the Charlotte area. 

You could try talking to them and posting a notice to vacate as you now own the home, but I wouldn't go alone and I doubt they will leave.
