@Gary McKissick As a rule of thumb, this is your analysis breakdown: Gross Monthly Rent Income -Less 50% of Gross Monthly Rent Income (Operating Expenses) =Income Available to Pay Debt Service (mortgage payment) -Less Debt Service = MONTHLY CASH FLOW I, like many others, enjoy using the 50% Rule.
