How did we get the $300,000 per year swing?

As an agent I can tell you that what ticks me off about clients is when you work for them for a month or more and they play a round of golf with their brother-in-law's cousins friend and make an offer through him!

While it is possible you may pay $100K this year and $80K next year for the same property, such wide swings aren't typical as it is with the stock market.  

There are too many variables that can cause significant price swings. 

If you can swing it, I say both!

good luck. occupied properties can swing both ways. 1. it could work out if the tenants want to stay, or 2. a bad situation if you want to get in there to fix up the properties to increase the rents. your 7 yr tenant will not take kindly to change. why is the owner selling?

Over a 10 year ownership span for instance the maintenance costs that were low in the beginning will swing over to the other side.I see this in commercial where a seller shows books with low repair costs the last five years.

From what I understand, the shelf life is about 30 yrs max. because chlorine eats through it and this was a $500k duplex on a golf course and beautifully finished.
