Rumor has it that the woman that owns the property gifted it to her niece, but nothing in public records indicated that that ever happened.Anyway, I think this has been a good thought exercise.

Friends,I am glad this thread exists because it does offer some genuine exchanges of perspective and experience.I will reiterate: I had a slight issue and Suncoast was proactive and worked to solve, but I amstill confused why those here did not exercise their contractual rights if the problems were so grave.i do not want to be a cheerleader or a critic, just a genuine question.

Will,I have received a sample POF from a couple of these transactional lenders; it is basically a letter, using the letterhead stock of the transactional lender, stating that there is a pre-approval of funds to a stated amount and under specified conditions, and with phone number and contact person to call to confirm availability of funds.

There is no refund given if the Option isn't exercised since the contract/agreement was fulfilled 100%. 

They have a tenant lease available, but not a specific contract from owner to agent for management.I did find a sample through IREM, but I was hoping to compare others.

@Maria McCreless Did you end of finding a sample contract?

I also notice that the sample market they listed in the email shows Homeaway has 48% of market share, Airbnb has 31% and there was an overlap of 21%.I found that interesting.
