I hope he put $ down on this deal - if not that complicates it further but try and get a 1st with 50-70% LTV at around 9% (check usury laws) then do a 2nd at 12.Is this in his name or an LLC - will it be owner occupied - those play a roll in it as wellI would also put a balloon in it as well - 5 years (if OOC must be no shorter than 5 years)
