If my offer is accepted we will do the rehab and market the house for rent starting at $750, no smoking, no pets( if renter insist on having a dog I will add $25 on top of base rent and a non-refundable pet deposit of $250)tenant pays all utilities and does yard maintenance.So, as of now I’m projected to net at $266.

They look so nice beside the rough finish but I have done it in many projects..the only problem is cleaning abit and have to shave to make smooth in the areas where you put the outlet covers.* 4x4" tumbled travertine around 3.5-4$ per sf* 6"×24" leadger panels around $5-6.5 per panel (sf)Both i think usually less expensive than the mosaic sheets unless you got a deal on them that different story 😉Good LuckNote: pictues are taken from my projects !!!

I primarily need advice on:- Is it a good location for rental & What kind of tenants it will attract- How to rehab to maximize return w/ cost estimation- Conservative rent projection based on the rehabI need property managers for it, I tried to contact a few companies, but their response seems slow and I won't be able to directly talk to the actual property manager.Anyone can help?

My realtor would not get to list this house but likely would benefit from a future project when we find the next flip. - I am trying to get two flips under my belt so that I can get 100% rehab loan in the future.
