Do things in a process that can be repeated every time- property types/location, paint colors, rent listing templates, application and rental process, on and on.

I’m not too concerned about the color, just something that looks descent.

The good news is that successful Realtors come in all colors, sizes and personality types.  

Owner has ran into tough financial times and can't keep up the place or they overpaid for the property and do not have enough funds coming in with the tenants to make the repairs and the mortgage.Lot's of colors of the rainbow and nothing surprises me anymore as an investor myself or in my commercial broker capacity.

As a landlord, you have the freedom to rent to whoever you like, so long as you are not discriminating against potential tenants based on color, race, religion, sex, familial status or national origin.

When I did a split test and sent out a comparable quantity of pieces using my copywriting, same paper, ink color, envelope and stamp, targeting similar property owners, I had a much higher close rate and got better spreads on the deals I closed.So, greatest marketing strategy ever?

I guess you could always put your properties in the classified section of the Sunday newspaper, or, even better, one of those color booklets that they give away for free right by the door of the supermarket...now that is some up-to-the-minute information there.I'm curious why this is "great news"?  

I've been in the fast food restaurant business, which is very tough, so I'm not going into this with rose colored glasses.
