Since it's also a private lender you could pull your equity out long term in order to continue your BRRRR.

Now, in theory, you should NOT have any seasoning on your BRRRR transaction.  

Perhaps my method of running the numbers is wrong, I'm forgetting something or the local market is missing a massive deal.

@John Underwoodyes. but my main business is to buy cashflowinf SFR between $120-160k and use the brrrr method.

Wanted more capital in order to acquire a BRRRR in the Midwest.

I plan to do a lot of the rehab on my BRRRR, so let's say it takes me 6 months to get it rehabbed and rented and 6 months of seasoning period with the tenant living there.
