Meaning will it wipe out the majority of your write-offs moving forward?

We are now building our portfolio through flipping, BRRRR's, and additional STR's until we reach our end goal of unique stays in the form of luxury treehouse STR's on secluded riverside locales. 

But, these other factors i've mentioned are just as important, along with your goals in investing in this asset.

Westchester NY, who pays for (expenses) heat, hot water, electric, snow removal, salting, trash bin maintenance, plumbing stoppages, plumbing leaks, key changes, sweeping and cleaning, CCTV, rehabs after tenant moves out.

Considering tenants are more likely to move during the summer months, do you think it's wise to schedule leases to expire during winter months?
