I have just passed my real estate licensing and am looking to start investing so any tips for a newbie would be greatly appreciated. 

That way your monthly expenses will be significantly less, you'll be gaining experience as an investor/landlord, and you'll be able to purchase your next property quicker.

With the property being a low-cost investment, there was no need for outside financing.

Well-intentioned, but there’s some uninformed advice here and misunderstandings about what can and cannot be adjusted.

The appraisal price estimation I imagine the price estimate is the most valuable but when it is at value are there any other details in the appraisal report that can be used for a price reduction?
