So while it's somewhat competitive, you can still negotiate some.I keep telling people we need to wait until the Spring buying season starts to really fully understand if the last quarter numbers were a direct result of the oil/gas price drops and resulting layoffs, etc., or just a function of that time of year being historically slow.I would love nothing better for my investor clients than to have prices normalize and/or lower, but I still think it's too early to tell.

The problem with most of North Las Vegas is that there are too many vacancies (too little demand) resulting in rents that are lower than Las Vegas or Henderson and a longer time-to-rent.

HelloYou need to run some numbers first before you make a decision to determine if renting out your property will produce positive cash flow.If it produces negative cash flow it probably isn't worth your time even if the property appreciates and you still have your equity builtIf you were to rent for 1500 a month you should calculate all other expenses involved in the property and subtract from 1500 to determine cash flow.
