Hello all,I am brand new to investing and have been reading and listening to books and podcasts say that you need to go out and look at houses and talk to people to learn your market.

@Braden Hobbs You know how you get a policy and it has the declarations pages that are 2-3 pages that are about you, and those are the ones that you read carefully, but then there are 40-100 other pages of legal mumbo jumbo underneath, those are the forms.  

Hi Everyone - I've been reading through this site to try an absorb as much advice, lessons, and financing information as possible, but haven't found any answers for my exact question.I'm interested in finding hard money lenders to finance larger down-payments on multi-family units (loans of 60K or less).

I've read some about buying the properties within both types using mortgages and how the income is treated differently due to some profits coming from your money and some coming from the banks. 

It was not until recently (read: last week) that the light bulb went off in my head as I listened to random BP podcasts on my way to/from work.
