When you see a new adult enter the picture, they need to tell you who they are, the status.You also can't make requirements of who is in their, or out of their, family unit.

  ( Fast forward yourself 7 years from now and you get the picture)  I also believe the City of Columbia has more inventory coming into the market that will compete with the rental market of those two groups I mentioned above which is not a concern for you now since your goal is to be a homeowner for 2yrs but it will be in 2yrs when you go to rent .

The cheapest way to get rid of most of the stuff is take pictures of everything in the house and give a small description and place it on craigslist for free you'd be totally surprised how many people take things for free.

great feature as mentioned in other posts, as mentioned above, maybe have it so you can hover over each colleague in your list and just be able to assign them to a list without going to their profile, also maybe have it so that on your colleague list it shows that you have assigned a person to a list, with a check mark or something next to their picture, this way if you can not get to them all in one sitting, you will know where you left off or who you haven't assigned to a list.
