You have to buy gas for your car, internet service, phone bills etc.

Pick one or two prospecting methods, pound the phones, and keep following up until either someone else closes on it or you get it under contract. 

Beware of the 20,000 phone calls and emails you are going to receive from people wanting to sell you leads.
