I get that as well.. to most its seems like an unconscionable profit.. and by giving example like this we tend to delude beginners into thinking they can be as good as you ... when in fact your probably pretty accomplished and most beginners could not do anywhere nears as good as you.I get it with Hoarder houses I bought two this year with stunning equity in them.. but they were also filled to the rafters with crap and stunk so bad you could not enter without a bunny suit ..but homes that need little to no rehab and are bought for 100k under market.. that gets a little much in most peoples book.  

Also most investors are scared off by foundation problems so I tend to get a better deal than I can on other typical rehabs.

This is where things tend to get crazy managing all of these systems.

MH tends to depreciate over time here in WA.

HVAC guys/gals can do it, construction guys/gals too.The best I know about dryer venting is to use a rigid sheet metal type vent channel for as much as you can, running in the direction of the exhaust, not the flexible accordion type that tends to catch lint.

I feel like I tend to get over excited and scare people off.

Whenever you learn a new skill you tend to start a little rough.

Long term rentals are 100% occupied, 100% of the time and tend to have a waiting list.

Hiring people who worked in college is the way to go.I notice that my tenants who work while attending the local universities tend to be better renters.
