Worked across the street in the area where Tempe Marketplace is now and can remember when it was literally hundreds of acres of empty desert, now it's one of the main entertainment areas of the entire city.I'd focus on staying close to ASU if you can.

@Crystal Hoover A tip I read someone give a while back was to go onto places like craigslist and facebook marketplace and see what the market for renting rooms is in your area.

Does such a marketplace exist?

It makes me think that some kind of fraud was detected post closing.
