I have been scoping some MLS listings lately and have found some potential properties with numbers working. 

@Rebecca Ramos, mobile homes are a great investment to put on land if he/she is planning on renting them out, if they are on their land they will appreciate in value and if they are in parks they do as well and the great thing about them being in a park is they are taxed like a vehicle which means they are very low, everybody loves to say they lose value, they have increased in value in parks and on land tons lately, I for one am glad people still believe this cause much less competition in this area of investing

While my credit is really good at around 790, I've been getting a lot of "factual data" inquiries lately from banks I have existing loans with, and I feel its starting to bring my score down.I'm looking for recommendations/help on a lender that will approve me for this heloc based on the info provided above, and give me 80-90% of appraisal, and not what I paid for the property, (a rehab) before I invested any money into it...

CA there were many many mineral bath resorts in the late 1800s and a lot of those got bought out by the clothing optional folks and continue to this day..

There hasn't been much talk lately about using your home equity as leverage so I wanted to start a new conversation. 

Or is too late to buy an investment property now?

@Thomas Vida never ever lie or be dishonest, just tell them exactly how much she pays, any late or NSF payments, complaints etc….

I havent posted in awhile due to rehabs, but I have had the opportunity lately to settle and start picking up more property.
