I would not trust an average number.This will be very specific to your management, your lease, your leased property, the area etc.Some people have made money, but I've not heard much about arbitrage lately, and some have lost money and  not honored their lease.In general this is just a job and not an investment, so it's widely discouraged in this forum.

Real estate investment relies heavily on loans and if you can't get good loans its hard to grow. 

My loan rate on an investment property is 3.5% and after construction there is a significant equity, which I prefer to use for HELOC.

It makes me very uneasy about my investment future.QUESTION: Should I sell, do another 1031 exchange, or keep as a rental?
