We would need to hire a management company (found one we like, they take 30% but allow owners up to 60 days/year occupancy).

Interestingly enough there are people that work for construction and remodeling companies called estimators.

However, one of the downsides is that if you're going to use a property manager, you have to use the on-site Property Management company in order for your guests to get access to the community amenities.

Based on the terms of the lease, the company took out a commercial rental insurance policy for their time while there. 

I invest out of state and the escrow companies typically will use some form of eSigning.

In terms of other activities, you should make sure to line up the inspection, title, escrow and insurance company ahead of time.

Work with a good property management company who will get co-signers from parents (parents are typically paying rents) and be flexible around subleasing, especially during summer periods because students go home and do not always stay for summer time; this can still be a 12 month lease.
