@Jeffrey H. thanks, from the way that sounds I wouldn't be able to directly take possession, it sounds more like I'd need to sell or auction it off. if that's the case, my thoughts on rehabbing them might be out.

That is why listing broker want to push a know commodity offer whether that is a direct company or a broker on the other end they know vets their buyers and will perform and are not flakes.

I help my clients with things like that.If you have a few hundred K only and want to buy a small value add type property directly for 500k etc. instead of investing with a sponsor then you likely will need to buy books and programs to learn on your own.
