I always offer a Realtor bonus for a full price offer and we don't mind giving seller contributions if we get a good offer.

Offer a hefty bonus to the selling agent, say $2K to $3K or so.3.

I mention this because it was a low enough price that having no leaks and a good boiler would've simply been a "bonus."
