I would never advocate for lying and saying I'm "just the property manager" to avoid a difficult conversation. 

I would not advocate for just looking at Mashvisor/AirDNA and deciding where you're going to put your tens of thousands of $.Hope this helps.

The thought of using equity that is tied up in the walls is a good one, just remember to keep yourself in a position to sell any other property and pay off your primary mortgage if anything blows up on you.

As Travis mentioned, I work for Your Castle and have plenty of trends booklets for residential, fix/flip, condo, mountain properties, school/rent ratings, economic forecast documents, etc....tons of stuff for investors to consider and blows the "myth" of any bubble, ceiling for our special Denver market.
