We're seeing $10-15k price reductions all day long then they sell.

And if they are individual residential properties (4 units each parcel), then the income approach will typically hold significantly less weight, and in my markets, the income approach will hold very little weight.

In short, they put more weight on the performance of the asset versus a residential lender.  

The investment return comes from cash flow, appreciation, and principal reduction (plus tax benefits). 

There have already been three price reductions within the past 75 days.
