I dont think the jurisdiction would want the shared driveway coming from the back permanently if the road is planned to be developed.Just  my thoughts!

Plan is to get property rehabbed and after necessary seasoning, seek permanent financing via conventional route and obviously repay him.  

A decorator can certainly add great value to a house, but a decorator will tend to focus more on staging and furniture (less-permanent aspects), whereas design is more concentrated on architectural pieces and built-in items while keeping the decorations in mind.

Everything that I consider "permanent" such as lumber, drywall, screws and etc into the cost basis at 27.5 years.But for things such as laminate flooring, kitchen cabinets and etc, I've been adding those costs to a 5 year group.

At least in contracting, if you get competitive bids from real contractors with a business office somewhere and a decaled or wrapped truck with permanent signage....chances are you will get a good job.  

We had  a fireplace and stove that we did this with and it was a small part difference but we had no natural gas so it was permanent.
