@Scott Michael Those wholesalers are right they probably make hundreds of lowball offers to even get one response.

And I'm guessing that it's probably their lack of proactive communication and response that had you look elsewhere.The issue that muddies the water is that he is your manager and the one who is supposed to be the point of contact with your tenants. 

@Jose Flores, thank you greatly for your response and wow, that is an awesome tip I clearly didn't think of.

@Paul LaSpina I am saying that unless he takes on ALL responsibility when it comes to signing off on debt, you have no GP/LP structure.

A good friend waited two years to get their deposit back due to strategic moves by a military landlord to avoid/delay repayment of deposit on a poorly cash flowing rental they owned (I believe they wanted the deposit to handle repairs they couldn't afford or want to pay for that were not the tenants responsibility).BP Service members, is it ethical to delay handling tenant disputes due to a deployment?

I have a duplex in a quiet neighborhood and have a prospective tenant who sounds very responsible, has good credit and income.
