I've driven through the park and understand that the reality of the park is far worse than the pretty photos the broker has posted on the auction site.  

I am talking about the type of flooring that looks like wood planks, but it is actually a type of pressed micro-board material (something to that effect).  

I like yours, but I would add that they would need to replace or repair any damaged materials, as well as mold mitigation.  

I do have a number of years in construction though.That being said, I am not getting reimbursed for labor, just material.

You should negotiate a fixed price upfront -- if that includes materials, you either roll the materials into the total cost, you agree to an allowance for those materials or you agree to a reimbursement of direct costs (in which case he should provide receipts). 

Does anyone have any suggestions or good books I can read about how can you build marketing packets and websites when you are spankin' brand new and don't have testimonials or pictures of your flips or any experience ...

This also sounds like a proposed new use for the building, materially different from the markets for most skilled nursing facilities.
