Well I feel like the other agent didn't do a great job explaining the context of the offer to the seller, and it was implied that they were very upset by the 'lowball' offer and countered back at virtually list price.

I found this forum because I listened to one of the bigger pockets podcasts and the guest in that episode bought a house in Boston near a University and rented it out to several students to maximize rent.

I have a friend who does well near the Mayo Clinic in MN, I see some really attractive student housing near universities.

Also, this is an excellent technique to purchase those back end "tails" in a self directed IRA when the partial period has ended, so your IRA gets the income at the back end and virtually for free. 

She is applying to 17 schools anywhere from the University of Maine to Princeton.

Virtually every unit is a NON-owner and we all rent to students.  

They have NEM-AG and Virtual Net Metering in their policy which allows for exactly this to occur which is pretty awesome.
