Does anyone have any rec's for clauses to add to better protect myself as a landlord?

Is there a simple Finder's Fee template which contains enough protection to handle these common transactions?

Before moving here I visited often And I ended up havIng to spend most weeks in a hotel because the Airbnb was always booked.

If you can come to terms with a Seller, you definitely want to engage either a title company and/or a real estate lawyer to ensure the transaction is executed correctly, the deed, deed of trust and promissory note are all drawn up correctly and filed so that both parties are protected

If you live in a high demand area it's worth ball parking how much time you spend (say half an hour to change the names on your least and reprint it) and a reasonable rate for your time ($80 an hour or whatever you feel you're worth) and passing that on.

Some properties are turnkey where factors can determine whether your knowledge base will suffice or you need a more in-depth view others are heavy deep renovations where it would be a best investment protection to know what you don’t know; possible septic issues, roof, mechanical electric... then it’s best to get a pro if your a pro or have one. 

I think that in order to feel confident about investing I need to spend about 4 months paying off debts (credit cards, cars) before I can reasonably allocate money to investing.

Thanks John, I am thinking of spending more on buying in a B class neighborhood now, I think I was been naive, looking to spend a little and make a lot!!

He talked about spending more time with family via passive income earned from real estate.

Or actually how to spend or borrow 40K1) I am buying now in florida for 200K and it will rent  for 2K, will cash flow 200-300$ per month.2) Have a rental out of state that is almost paid off, owe on it 6K, worth 80K.
