What we don't have is the home buying and renovating experience (although my GF's brother is a General Contractor whom would probably be willing to give advice during renovations).Our main thing is that we don't want to buy like 99% of the people and pay the price that 99% of the people pay.Again, if you made it this far thank you so much for your time in vetting this idea or at least pointing out the pot holes I may need to look out for.

Most policies have loop holes and probably a big deductible.

That way we can use it to our advantage, or at least poke loop holes where we need to in order to keep destructive tenants out of our investments.  

Welcome to Florida, :sigh:The entire state is prone to sink holes and it gets worse the further South you go. 

It's been about 8 weeks now since I slipped into this rabbit hole and I have not stopped listening to podcasts and books since that fateful day.

the tenants do.Investors will use landlord insurance that covers the property against hazards and liability.Renters insurance will cover tenant's contents and is provided to the Tenant.The reason behind this is there is a hole in landlord insurance because it does not cover the contents of the property because the landlord doesn't own the contents... 

The builder didn't leave any way to access the attic space short of cutting holes through the drywall which I'd prefer to avoid.
