Be a great landlord maintain your property collect the rent, if problems arrive take care of them before they snowball.

Can you maintain your same cash flow by pulling less equity out during the refi?  

In my market, virtually the only RE investors who have not done well were those that were forced to sell at market lows due to not having adequate reserves.So I agree with your mindset as long as you maintain adequate reserves. 

i guess it's like anything else, if you keep it maintained.. then it will last.

Hi @Adam Stroik you have every right to charge them that way, and it is definitely not unethical as you are the one who will be paying to repair and maintain the machines.

As long as your not changing the structure and maintain 2 exits it should be pretty easy.

Each storm will be worse than the last for a variety of reasons but mostly poorly maintained and/or inadequate infrastructure.
