We don't need him more 2 days a week, but he is available when needed and that counts.I am also automating my properties with video monitoring, smart thermostats and water leak sensors but that is a different aspect of automation that we have recently started.

If you self manage, you find tenants, oversee rehabs and turnover, you get tenant calls when the sink is leaking or stove stopped working.

My first challenge was finding a few oil tanks that both started leaking 2 weeks after I bought the property and needing to get them replaced ASAP!

Sometimes, if it's not done correctly, the weight of the slab on the vent causes it to leak at the joints.

In Southcentral Alaska, where there are big snow loads and a freeze/thaw/freeze pattern throughout the winter, the ice can damage seams or imperfections in the roof surface and cause premature leaks, which lead to mold and other issues.

I know that water lines did not hold pressure so there were leaks at some point due to improper winterization.

Maybe the worst question on the planet...but...have you checked to see if there's a leak?
