Hi All - Unfortunately I have lost trust in my CPA after reviewing my latest tax returns(they missed major expenses that I had to call out) so resorting to this community for learning and knowledge while I also look for a new CPAI bought a property in my own name in February and then bought another one in LLC 1 in May and then a 3rd one in June in LLC 2.

Also, once you save a deal they are kept in your calculator that you used to analyze a deal so that you can go back and review them at a later time.  

I was torn because of alot of the companies I interview had despite many good reviews, alot of bad reviews and customer service.

Just thought this might be interesting to review for those that are interested in North Alabama (Huntsville, Madison, Harvest, etc).

Pretty much you qualify for the ARV upfront like a typical purchase loan (lender reviews credit, income, down payment etc.) plus you submit a contractor bid for the work that will be done.

Review their management agreement.

So, you should review every lease you can and learn from them. 

It's not like she can go leave a Yelp review - good or bad, and I'm sure you don't want her recommending any replacements.And who cares what the $300 means to the tenant.

Cozy is good for reviewing tenants and pulling credit and collecting rent.
