The house has been demo'ed, sheet rock has been patched and compounded, we started painting the second floor, rewired the electric in the bathroom/ master BR, and the list goes on.

I spent 6 weeks renovating the house and it cleaned up real nicely: new roof, new flooring, cleaned carpets, complete remodel of bathroom-saved the old tub, freshened up the kitchen, paint, etc...

Maybe you can't force appreciation on a SFH where you're using the comparable approach, but the appraisal is still generally higher for the same structure, as SF fee simple unit, as opposed to an apartment.
