I don't know your local government structure, but here in California we have Board of Supervisors in Counties, and City Council in cities, with each region of the city/county having a representative.

I'd get a quote from a house-leveling company and get an opinion from a structural engineer or a house framer (cheaper).

You can get creative and structure things to determine who pays the tax but it will get paid.

I spent 6 weeks renovating the house and it cleaned up real nicely: new roof, new flooring, cleaned carpets, complete remodel of bathroom-saved the old tub, freshened up the kitchen, paint, etc...

I also do small remodels of bathrooms and kitchens.I am trying to get advice from some of the Property Managers and large scale investors on this site to see what skills you would like your maintenance person or handyman to have.I am a landlord myself so I know how important property maintenance is and how hard it can be to find someone reliable, licensed and insured.Thanks!!

Maybe you can't force appreciation on a SFH where you're using the comparable approach, but the appraisal is still generally higher for the same structure, as SF fee simple unit, as opposed to an apartment.
