If you find high vacancy, that is another red flag for the market and you should be cautious.

I fear we are being too optimistic and ignoring some big red flags. 

I got on the phone with the agent and he says the property is 6 units and less so it is a residential property(BIG RED FLAG!).

Hi guys, I'm really new to the area and while I was exploring MLS I came across this listing https://www.redfin.com/FL/St-P...The price seems to be lover then median in the area, wondering if anyone knows any details on the project, any red flags that would make you stay away from it?

I think every aspect of REI is so interesting and the fact that 97% of American's do not ever reach 1 million net worth is crazy to me.

I don't want to scare you, but foundation issues are a red flag for me. 

@Dee SmithlyThere is a handful of serious red flags.

If that's the case, you can't do any renovations until you have it professionally deleaded or it would be flagged for Unauthorized Deleading and you can get fined and the property would never be able to get a Lead Certificate, only a letter of Environmental Protection that states you did illegal work, got caught, then had to pay a professional to clean up the mess.

And I assume that the BiggerPockets readers, being almost exclusively Americans and Canadians would only be doing the same kind of investment as I do.
