I will continue the search for a great deal (off market) to help me get my feet wet.

I currently have a full time job here in NYC as a programmer and I am looking to get my feet wet with real estate.

To be honest, it doesn't seem like a bad deal to get your feet wet, but again, does it get you closer to your goals? 

I deal with wet basements all  the time. 

It is better to get your feet wet in a more secure manner.

You get him to see that you are a resource, and he'll cough up more info.But if you approach it as a "Hey, why don't you give me all the tools in your arsenal so I can slay you!"

Well, for "wet" areas, like kitchen and bath, the details at that site indicate that "conventional" installation is required; I read that to mean thinset and grout. 

I'm analyzing a possible new development deal and when checking with the city, they have provided a checklist of what they need to see in the site plans that get submitted for approval.Complete sets of plans consist of the following:Three (3) complete sets of plans wet stamped and signed.Two (2) wet stamped and signed Structural calculations.Two (2) wet signed Title-24 calculations.

I would buy a cheap wet saw since you don't have the experience for a straight cutter or grinder.

I feel it's the best way to get my feet wet and learn.
