In the event that an internal wire fails in a device and energizes the chassis with 110V, the ground wire will dump the current to ground, hopefully tripping the circuit breaker.Surges are an over voltage condition that is normally triggered by lighting strikes or other utility-related events.  

Additionally when you encounter a bad tennat they will make you pay, lights on 24 hrs, water running non stop, stove used to heat the unit, windows wide open all winter etc. etc.Never buy a multi that does not have separate utilities.

Please shed some light on this situation.

The increased cost would be related to granite/quartz over Formica, vaulted bathroom veiling vice flat, upgraded lighting etc...

Second is Maryland Pkwy light rail being proposed; that could potentially bring great value to properties nearby as if that does happen, it will be a busy corridor.

White is light and has broad appeal.

When we did the inspection I realized these tenants were not taking care of the property but I didnt see any red light. 

The kind  of renter who won’t pay 3$ for a new smoke detector battery or a swap out a light bulb .my  black lab will leave our cool air conditioned house to go lay in the hot sun out on the deck !
